Warm Weather Plumbing
During the summer, the last thing a family wants to worry about is a leak, small or large, since a minor leak wastes water, and a significant leak could require a mainline shut-off. Here we look at some of the summer plumbing tasks a homeowner can perform to keep his pipes happy.
Test your property for leaks
Here’s an easy way to test your supply system for leaks without having to call a plumber: shut off everything that uses water in the home, and then watch the meter for movement. Even when the dishwasher and washing machine are off, things like the pool’s autofill and the ice maker in your refrigerator can trick you, so don’t panic if you see your water meter is still moving do some sleuthing. If there isn’t another explanation, you may have a water leak.
Outdoors
Keep an eye on irrigation because hot weather means an increase in demand for plants. Add drippers for plants that require additional drippers and increase the time on the clock for the peak summer season. But, also, look for leaks! Leaks in the lawn will make the area look dark.
Water-use appliances
The dishwasher, washing machine, refrigerator, etc., all have appliance hoses that can leak. Take a few seconds to check these hoses, and keep a close eye out for puddles, Flexible metal hoses made for indoor appliances are a far cry better than their cheap, plastic counterparts, so install those, or we can install them if you’d prefer.
Indoor leaks
If you can, check beneath sinks every month or so and run a piece of tissue along valves and pipe joints. If it comes back wet, you have a leak. But, in places you can’t see, the first sign of a leak may be a musty odor or a damp wall. Periodically check toilets for leaks, too. Some people put a drop or two of food coloring in the tank, and if it bleeds into the bowl without flushing, the toilet valve flap is probably leaking—plan on replacing it soon.
Water heater
If you haven’t drained your water heater this year, the middle of summer is a good time because it will be easy to remember. Follow your manufacturer’s directions for the best results. If you’re just plain tired of a tank water heater, we can install a tankless model.
Check condensate pump
While a condensate pump is not a plumbing fissure, it can become clogged with sludge and algae during the less humid months when it’s not in use. By keeping your condensate pump clean, it will last longer, and your HVAC will perform better!
